Don’t you DARE treat income sources differently….

If you thought the ignorance couldn’t get any, well, more stupid, drop your eyes down to the next lines: The Indianapolis City-County Council has a new proposal to tie into the other proposed Landlord Registration. Specifically, the proposed definition of source of income includes “income derived from Social Security, supplemental security income, housing assistance, child support, alimony, or public or state-administered general assistance.” This would mean that landlords would not be able to deny an applicant strictly because they are a participant in the Section 8 program. If you’ve ever had to do verbal battle with a past tenant on damage, you’ll appreciate this story…. Polaris Property Management often gets assigned to take over properties from other management companies and the lack of information provided to us by the prior company or even the owner themselves leaves much to be desired, especially when it comes to the property condition.  It’s no wonder Landlords have a negative attitude when dealing with tenants as it’s tough for even the best-intentioned person to clearly remember if a carpet stain was in this room, or that room…. At BEST, we get iphone pictures of vacant rooms with the photo taken standing in the doorway. At WORST, we get nothing. Tuesday at 5:30 PM….Will YOU stand up?

  Tomorrow evening, citizens of Indianapolis will stand up and exercise their Right of Freedom of Speech. Will you stand and be counted? The Rules and Public Policy Committee of the Indianapolis City-County Council will hold a hearing Tuesday August 5th at 5:30 p.m. in Room 260 of the City-County Building on two proposals that will significantly impact rental property in Marion County. Proposal 215 would amend the Human Relations ordinance to say an applicant cannot be screened on source of income. Among other issues, this would mandate landlord participation in the Section 8 federal program. Proposal 195 would require all landlords to register their contact information along with a list of all properties, pay a $5 annual fee, and verify they do not have unpaid taxes or un-remediated code violations. This week, behavior of certain members of the Indianapolis City Council reminded me of a song that until just now, I couldn’t put my finger on it….their efforts to pass such a noble law nailed it. The band, Rush, penned this banner musical demonstration into the history books. As we battle the evil collectivism that is rooting itself in our culture instead of actually solving problems with logic, data, and common sense, it is imperative to understand the forces at play here. Why you need to require renter’s insurance from your tenants.

Renters insurance isn’t just to cover the Tenant’s personal property….and this picture proves it. This is the result of a heavy crystal serving platter falling off the top of the refrigerator onto a SOLID SURFACE COUNTERTOP. The platter impacted the countertop with enough force to literally shatter the countertop and also cut the laminate flooring.  The landlord is looking at a mandatory replacement of the ENTIRE countertop as well as new flooring, too.  Likely an $8,000 repair. Fortunately, we have always required in our lease agreement that Tenants have renters insurance.  But this next point is critical….We also require the Tenants name the Landlord as an Additional Insured and our property management company as a Certificate Holder.  Doing so keeps us informed to any policy changes or lapses in coverage. We are now working with the Tenant’s insurance adjuster on getting it replaced and a huge expense has been avoided […]
